You have been approached by an investor who is in the process of
purchasing a 10,000m2 warehouse which was constructed in the 1990s
and has been the subject of only basic reactive maintenance since
completion. Prior to undertaking an acquisition survey (TDD) you
need to develop a client / contract instruction to undertake this.
(a) Outline the key components of the relevant client / contract
instruction necessary to perform the TDD. (40 marks)
(b) Advise on the potential red flag issues concerning the
building structure and envelope. (20 marks)
