7. A multifamily residential building is considering a lighting retrofit and a heating system overhaul. The lighting project includes LED upgrades with occupancy sensors, will cost $25,000 in capital expense and reduce operating costs by $10,000 per year by dint of lower maintenance requirements. The heating system overhaul will cost $1,500,000 in capital expense and will require an additional $25,000 per year (i.e., in addition to whatever the building spends now) in on-site maintenance to ensure efficient operation. The changes in operating costs described above do not include the change in energy use and costs. Current and projected energy use are provided below:
