A housing developer, Dumars Development has constructed a20-unit townhouse complex in Hope Pastures. The 20 Purchasers ofthe units are upset and distraught that they were told they couldhave moved in some two months ago. Some purchasers have sold thedwelling they owned and are now staying with friends and family,awaiting the time when they can move into the complex. They havecome together and have threatening to sue the developer.
The developer has not handed over the 20 units because of afaulty sewage infrastructure which must be remedied before anyonecan move in. The developer has contracted out these works to Balcarand Associates Ltd. a reputable civil engineering company with over25 years of experience in water and sewage infrastructure works.The developer and Balcar are looking to sign a contract statingthat if these works were not completed in 52 days, Balcar wouldhave to pay the developer $40,000.00 for each day the project isunfinished after the 52nd day.
It is expected that purchasers will be able to move in one dayafter the sewage works have been remedied. If their lawsuit issuccessful, the developer would have to pay each purchaser$7,000.00 for each day they are unable moved into the complex. Theywere told the project would be completed 52 days after thestart.
Balcar’s project manager has reviewed the project and developedthe following activities, predecessors activities and activity timein days for the project.
